Remodeling in Lehi
Basement finishing in Lehi, where a decade of Silicon Slopes construction left thousands of tall, entirely unfinished basements waiting for a plan.
The houses in Lehi
Lehi is two cities in one: a small historic core near Main Street, and an enormous wave of 2000s-through-2020s construction spreading across Traverse Mountain and the north end. Most of that newer stock came with a full unfinished basement and nine-foot walls.

What we run into here
Every town in the metro has its own habits. These are the ones that change a plan or a price in Lehi.
The rough-in is already in the slab
Nearly every newer Lehi basement was poured with a bathroom rough-in set. Locating it precisely before laying out the space is the difference between a bathroom that lands naturally and one that fights the plumbing forever.
HOA review is the schedule risk
Most Traverse Mountain and north Lehi neighborhoods sit under an active HOA. Interior basement work is usually outside its scope, but anything exterior — an enlarged egress well, a window — needs approval, and approval timelines belong in the schedule from the start.
Big footprints need zoning, not just walls
A large Lehi basement can absorb a bedroom, bath, gym, bar and theater. The risk is a plan that fills the space without organising it. Layout matters more here than anywhere precisely because there is so much of it.
Our work in Lehi
What Lehi asks us for most
We do all of it everywhere we work. This is simply what comes up most often here, given the housing stock.
- Basement FinishingTurning unfinished square footage into the best room in the house — warm, dry, and code-correct.
- Design-BuildDesign and construction under one roof, so the drawings and the budget never drift apart.
- Bathroom RemodelingWaterproofing done properly, then finishes worth looking at every single morning.
Lehi questions
Is my Lehi basement tall enough for a theater?
Very likely. Much of Lehi's newer construction has 9' basement walls, which leaves room for tiered seating and a proper soffit for equipment after finishing. We confirm by measuring to the joists on the first visit.
How predictable is the schedule on a newer home?
More predictable than older parts of the valley. Modern wiring, modern plumbing and an adequate panel mean fewer surprises, so Lehi projects tend to hold their original estimate. It is one of the few places where the optimistic number is usually the accurate one.
